Estate, Eviction and Hoarder Cleanouts: What to Expect
Short answer: whole-house cleanouts are priced by volume after we see the home, and you get one firm price for the whole job. The estimate is free. We sort as we go, set aside photos, papers and valuables, donate what's usable, and leave the home broom-swept. Executors, landlords and agents can be invoiced.
How much does a whole-house cleanout cost?
It depends on how much is in the home and how much sorting is involved, which is why we price these in person. As a guide, our truck holds about 21 cubic yards and a full truck is $1,098; many whole houses are more than one truck. Book a free in-person estimate and we'll walk the home with you.
Estate cleanouts
- A walkthrough first to agree on what stays and what goes
- Careful sorting: photos, documents, jewelry and keepsakes are set aside, even when they're hidden in drawers and boxes
- After an estate sale: we can come after it ends and clear what didn't sell
- Out-of-town families: we can video-call from the house and send photos as we go
Eviction cleanouts and trash-outs
We usually clear a unit within a day or two of your call, with before and after photos for your records. California requires notice before a former tenant's belongings can be disposed of, so your property manager or attorney decides when the property can be cleared. Once you give us the go-ahead, we clear it. Net-15/30 invoicing is available for approved accounts, and we provide a certificate of insurance on request.
Hoarder cleanouts
We work calmly and privately, at a pace the people involved can manage, and we never post photos of your property without permission. Large homes can be done in phases over several days. If a home has serious biohazards, it needs a licensed trauma and biohazard cleaning company; we can work alongside them.
Can you work when the owner isn't there?
Yes. We coordinate access with the executor, trustee, real estate agent or property manager, and send photos as we go.
Can you work with my realtor?
Yes. We coordinate access and timing with your agent and can invoice the agent or the estate.
